Depending on the size and scope of the renovations, it can be actually cheaper in most cases to knock over the old home, and build a brand new home. There are a few very good reasons for this, and most come back to upgrading the whole home, to current standards

In a smaller home, just adding another bedroom can trigger a Building Regulation that requires the whole home to be brought up to current Australian Standards, which may require the replacement of windows, insulation, plumbing electrical…. And this is expensive. In fact, the HIA ( Housing Industry of Australia) have noted that the cost per m2 is higher is a renovation is much higher than a New Build, and Trade Hire sites such as Hi Pages, put a renovation average cost of:

  • $1350m2 for a timber ground floor extension
  • $1500m2 for a brick veneer ground floor extension
  • $2100m2 for a first floor extension
