How much deposit do I need to build a first home?
Most lenders require a 5-20% deposit to build a new home. With Lenders Mortgage Insurance (LMI) you may be able to build with as little as 5%. The First Home Guarantee scheme allows eligible buyers to build with just 5% deposit without paying LMI.
Is it cheaper to build or buy as a first home?
Building is often cheaper than buying an established home in the same area, especially when you factor in government grants, stamp duty savings (on land only), and the ability to customise. However, you need to budget carefully for all costs including temporary rent during the build.
How long does it take to build a first home?
A project home typically takes 6-12 months from signing contracts to handover. A custom designed first home may take 12-18 months. This includes design, council approval, and construction phases.
What grants are available for first home builders?
The First Home Owner Grant (FHOG) is available in all states and territories for new builds. Amounts range from $10,000 to $30,000 depending on your state. Additional stamp duty concessions and the federal First Home Guarantee scheme may also apply.
