How to Prevent Building Defects

Proactive strategies to minimise defects in your new home or renovation — before, during, and after construction.

Industry reality: Research by the Queensland Building and Construction Commission found that over 60% of new homes have defects at handover. Most are minor — but some are serious and costly. Prevention is always cheaper than cure.

Before Construction

Choose an Experienced, Licensed Builder

Verify licence status and check for previous QBCC/VCAT/NCAT complaints. Experience in your specific project type matters enormously.

Engage an Independent Building Inspector

Appoint your own independent inspector (not the builder's certifier) to conduct stage inspections throughout the build.

Review the Specifications Thoroughly

Ensure all materials meet Australian Standards. Cheap or non-compliant materials are a primary cause of defects.

During Construction

Conduct Stage Inspections

Inspect at slab, frame, lock-up, fixing, and practical completion. Your independent inspector should attend each stage before you pay.

Document Everything

Photograph work at every stage, especially before concrete is poured and before linings go on. This creates a record if problems emerge later.

Don't Let Small Issues Slide

Raise concerns immediately in writing. Unresolved minor issues during construction become expensive defects after handover.

At Handover

Conduct a Thorough Pre-Handover Inspection

Walk through every room methodically. Check all doors, windows, taps, power points, appliances, tiles, and finishes. Use a professional pre-handover inspector.

Document All Defects in a Defect List

Every issue, however minor, goes on a written defect list. Get the builder to sign acknowledgement before you pay the final progress payment.

Retain Final Payment Until Defects Are Rectified

Your final payment (5–10%) is your only leverage to ensure defects are fixed. Don't release it until you're satisfied.
