Feasibility First

We assess your block's viability before any commitment — no wasted time or money.

What Does a Side-by-Side Development Involve?

A side-by-side development involves subdividing a wide block into two lots and constructing a home on each. Both dwellings share a common boundary wall (duplex) or are separate structures with their own land.

Most side-by-side developments require a lot width of at least 15–18 metres. Total project costs typically range from $700,000 to $1.5M depending on location and specification. Our builders provide feasibility assessments and fixed-price contracts.

Side-by-Side Development FAQs

How wide does my block need to be?

Most councils require a minimum lot width of 15–18 metres for a side-by-side development. Some inner-city councils allow narrower blocks. We check your specific council requirements as part of our free feasibility assessment.

Can I live in one home while building?

If your block has an existing home you wish to retain, some configurations allow you to remain in residence while the second dwelling is constructed. Your builder will advise based on your specific site.

How long does a side-by-side development take?

From feasibility assessment to handover, allow 18–24 months. This includes approvals (3–6 months), construction (8–12 months), and subdivision registration.
